How to get a condo recertified in Miami-Dade

If your condo was constructed between 1983 and 1986, and has a 40 year recertification due before March 31, 2024, you’ll have to get the recertification in the 40th year.
If your condo was built between 1983 and 1992, and is about to turn 30 before March 31, 2024, then a new 30 year recertification rule will apply. Meaning, instead of 40th, you’ll have to get recertification in the 30th year, and thereafter every ten years.
If your condo is within three miles of the coastline, a 25 year recertification rule will apply. Also, if such a coastal structure was built between 1983 and 1997, you’ll need to get a mandatory recertification before December 31, 2024.
