#1. What are milestone structural inspections? 

Milestone structural inspections is a building safety assessment program legally required for all structures in Florida that are three stories or higher. 

And to conduct the milestone structural inspections, you need to hire only such structural engineers who are licensed in the state of Florida. 

The engineer will look at your building’s structure and provide you with a detailed report, including the present state of the structure and necessary repairs if any. 

#2. What are the new changes to milestone structural inspections? 

Like the changes proposed to the 40 year structural inspection program, the Florida Legislature also passed sweeping changes to milestone structural inspections. 

Here’s how the program has changed:

General rules for buildings three stories or high

If you own a three storied or higher building, or a condominium unit in it, you’ve got to get milestone structural inspections in the 30th year of your building. 

For buildings near the coastline 

If you own a building near the coastline, you need to get the milestone structural inspections in the 25th year. That’s because coastal structures are prone to damages and need concrete repair and concrete restoration more often. 

Other things to remember about milestone structural inspections

No matter in which part of the state your building is located, you’ll need to conduct mandatory structure inspections every ten years after the initial milestone inspection. 

Also, if your building’s certificate of occupancy was issued on July 1, 1992 or earlier, you’ve got till December 31, 2024 to get your milestone structural inspections. 

#3. How do milestone structural inspections work? 

Milestone structural inspections are carried out in two phases:

Phase one 

In the first phase of milestone structural inspections, the structural engineers usually conduct a visual assessment of all structural components of your building. 

Phase two

The phase two of the inspection is only required if the home structural inspector finds some problems in the first phase of the inspection. This phase is all about a detailed structural inspection, and can even include small wear and tear for a full-proof analysis. 

Wrapping it up

Once the milestone structural inspections are complete, it is your responsibility as the building owner or building association member to provide a copy of the inspection report summary to each occupant. Also the report summary should be put at a noticeable spot on the building. 

And if the report has flagged some concerns, you need to address them soon thereafter to avoid penalties from the local building administration.
